Overview:
The Pearl On Hillside is located at 1510 Hillside Avenue, Victoria, B.C. a block from the Hillside shopping centre. The project comprises 20 single-level condominium apartments, 1 two-level penthouse, and 5 two-level town-homes, for a total of 26 units. Unit sizes range from 874 to 1426 square feet. Common facilities include an exercise room (complete with equipment), a shared car for pooling, a roof-deck, and a private courtyard. Completion is anticipated in October 2007.
Standard Interiors:
Standard Interiors: Finish your unit by choosing either the "Natural Cherry" scheme or the "Walnut" scheme. Both schemes feature high quality engineered wood flooring (cherry and walnut respectively) throughout the living, dining, and kitchen areas. Bathrooms will have ceramic tile flooring. The entrance areas of the Townhouse units will have natural slate flooring. The bedrooms will have 100% nylon, soft back carpet in a plush/loop pattern. Kitchen cabinets will have wood shaker doors in maple with a custom stain. Kitchen countertops will be imported granite complete with under-mounted sinks. Appliances:
Each unit comes complete with 6 (black) electric appliances: fridge, smooth-top stove, dishwasher, microwave/range-hood, washer, and dryer
Sound-proofing:
Recognising a main concern of would-be apartment purchasers, great care has been taken in the design of the floors, ceilings, and walls to minimize noise penetration. Double insulated walls are installed between units, which minimize noise. Floors and ceilings have double joists with a concrete barrier between them. Wood flooring has Dura-son acoustical padding.
Safety:
All units and halls are fitted with sprinklers, and the double insulated walls provide a one-hour burn-through specification in case of fire. The building is constructed to the stringent B.C. building code for earthquake protection.
Security and Technology:
The ground level units are pre-wired for addition of a security system and sensors. All units are provided with an enter-phone system with video feed to the cable TV to see who is buzzing the unit, before allowing entrance. The courtyard is locked. The parking gate and main doors feature an electronic key-card. CAT 5 computer network cable is provided to all rooms, to allow any device in any room to be networked.
Parking:
Secure parking at grade level is included, at one spot per unit. Three extra parking spots are available for purchase. There are three visitor parking spots, and one spot for the shared carpool vehicle.
